Inspection Reports

If you have concerns that there may be Asbestos Containing Materials (ACMs) in your property, or are buying or selling a property then you may only require an inspection report rather than a full Asbestos Management Survey.

Our expert team here at Asbestos Risk Management will visit your property and carry out a thorough inspection for Asbestos Containing Materials (ACMs). We will collect samples as required, and submit them to an accredited laboratory for analysis.

Should asbestos be present at your property, we’ll provide you with a full inspection report. Your report will be easy to understand and include photographs, accredited laboratory sample results and any recommended actions that may be required regarding the Asbestos Containing Material (ACM).

Once the inspection is completed, we can create an Asbestos Management Plan for you, which will need to be periodically updated.

Asbestos Management Surveys

A Management Survey is a standard survey carried out by our team at Asbestos Risk Management. The purpose of this survey is to locate and record the presence – and extent – of any suspect Asbestos Containing Materials (ACMs) in the building or on-site that could be damaged or disturbed during normal occupancy including foreseeable maintenance and installation.

Management surveys often involve minor intrusive work and some disturbance, and include an assessment of the condition of the various Asbestos Containing Materials (ACMs) and their ability to release fibres into the air if they are disturbed in any way. The survey process also usually involves sampling and analysis, in order to confirm the presence – or absence – of Asbestos Containing Materials (ACMs).

Asbestos Management Plans

Following your Asbestos Management Survey, we’ll provide you with an Asbestos Management Plan. This plan provides documentation of the type, location and extent of the Asbestos Containing Material (ACM) along with recommended actions for managing it. This Asbestos Management Plan must be updated with information collected during periodic surveillance, as well as every time a response action is taken on-site.

Asbestos Refurbishment and Demolition Surveys

In cases where you are carrying out more extensive work that disturbs the fabric of the building materials, a management survey will not provide sufficient information. If you are planning on demolishing or refurbishing a property, for example, an Asbestos Demolition or Asbestos Refurbishment Survey is required.

These surveys are used to locate all Asbestos Containing Materials (ACMs) in the area where the refurbishment work will take place, or throughout the building or site if demolition is planned. The survey conducted by our team will be fully intrusive and may involve destructive inspection in order to gain access to all areas. Therefore, surveys are usually only conducted in unoccupied areas to minimise risks.

There is a specific requirement in the Health and Safety at Work Act, 2016 for all Asbestos Containing Materials (ACMs) to be removed as far as reasonably practicable before major refurbishment or final demolition. Removing Asbestos Containing Materials (ACMs) is also appropriate in other smaller refurbishment situations that involve structural or layout changes to buildings (e.g. removal of partitions, walls, units etc). In this type of survey, the asbestos is identified so that it can be removed correctly.

The survey information we supply can be used in the tendering process for the removal of Asbestos Containing Materials (ACMs) from the building before work starts. The survey report should be supplied to designers and contractors involved in the refurbishment or demolition work so that the asbestos risks can be addressed.
